What is a Buyer Counseling Session?
It is your first meeting with a Realtor from McCaffrey Realty Professionals. It is usually held at our office. It can last from a half hour to several hours depending on your questions. It is a FREE consultation so that you can get an overview of the process and a detailed description of what a Buyer Agent can or cannot do for you.
Why do I need a Buyer Counseling Session?
From the Buyer’s perspective:
- Just like a Doctor, Dentist, Accountant or Attorney, it is important to interview the professional that will be helping and counseling you in the purchase of your home. It is your chance to get to know the person that will be working closely with you throughout this process.
- You will assess the professional level of the Realtor.
- You will determine how well you will work together.
- You will judge if the Realtor fully understands your goals.
From the Realtors Perspective:
- We need to position you as a strong Buyer in this highly competitive market.
- We need to talk with you about your expectation of our service.
- We need to hear the true motivation for your wants and needs in housing
- It is a good time to talk about your comfort level of monthly payments and how much house that can buy for you so that we are showing you homes in the correct price range.
- We need to discuss Buyer Agency and review the Buyer Agency Contract
What happens after the Buyer Counseling Session?
- You may be asked to call a lending officer to get a letter of pre-approval
- You will set up a second appointment to start looking at properties
- You will be given our Buyer Packet of information to help you through this process.
- You will be put on an auto e-mail program to start receiving all new listings that fit your criteria.
