Pre-closing Check List

  1. Make sure that all building inspection items have been taken care of and that your agent has copies of all receipts and work orders.
  2. If you have oil heat- call your oil company to get a “fuel oil reading”.  Have them fax a copy to your attorney.  They should read the tank about 3 days before the scheduled closing.
  3. Call CL+P (electric company) and have the power transferred out of your name on the day of the closing.  Make this call about a week before the scheduled closing. DO NOT have them turn off the power.  If you are moving out before the closing date you MUST continue to have the power ON through the day of the closing. 1-800-286-2000.
  4. Cancel your phone service (1-800-453-7638), garbage service, cable, newspapers.
  5. Keep your Home Owners Insurance in effect until you either move out of the house or close on the house- whichever is sooner.  If you move out after the closing or rent back for a period of time you do not need Homeowners Insurance but do need insurance for your belongings as well as liability insurance.  Check with your insurance agent.  Also check with your agent if your house is going to be vacant for more than a day or two before your closing. Homeowners Insurance can be higher on vacant houses.
  6. Make arrangements with the post office to forward your mail to your new address.
  7. Inspect your home after you move out to catch forgotten items. The home needs to be broom clean at closing with carpets vacuumed and no garbage left behind.
  8. Make sure that NO items are left in the house without the permission of the Buyers, including lawn equipment, extra paint etc.
  9. It is your responsibility to maintain the yard and driveway until the day of the closing.  Make sure grass is mowed, leaves raked or snow plowed and walkway cleared as is appropriate.
  10. If you are not going to be at the closing make sure your attorney and me know where to reach you in case questions arise at the closing table.
  11. Leave all extra keys, garage door openers, appliance manuals, warrantees etc on the kitchen counter. Bring 1 set of keys to the closing.
  12. Make sure that I have your new address and phone number.
  13. When you take pictures, etc off the walls it is best to either leave the hook right in the wall or remove it carefully. Do NOT spackle.
  14. Refer at least 3 names a year to me who might need this same level of service.  Call me with their names and I will follow up with them.
